First Square @ Ipoh
Mansion Builders has embarked on a project called First Square, a commercial development on a 3.5-acre site in Ipoh, boasting a gross development value of RM90 million.
The development will comprise of 43 units of 4-storey shop offices with a total built-up of 5,800 sq. ft. per unit as well as the largest sports arena in Ipoh measuring 50,000 sq. ft. which will be able to seat 5,000 spectators.
Also planned for the future is a 5-Star Hotel that will house 250 rooms, a grand ballroom, and a swimming pool. In addition, the development will also encompass a canteen, food and beverage outlets, leisure and retail outlets.
The ground floor and first floor of First Square will host F&B, leisure and sports retail outlets, while the second floor will host the large sports arena and an adjoining hotel in the next block. The development is designed with a Portuguese-style theme. Recognising the unique and distinguished modern development and building designs, Mansion Builders explored many innovative commercial concepts before deciding on this blend of old world charm and modern design lines. First Square boasts a gross development value of RM90 million and stretches across 3.5 acres.

Set to be a one-stop centre, First Square was conceptualised to bring the community together and encourage healthy lifestyles in a common and conducive environment by integrating leisure through sports, recreation and leisure.
Mansion Builders have signed an agreement with the established Ipoh Sports Arena (ISA), who will be run by an established professional sports company that manages sports complexes in Malaysia. ISA will be investing approximately RM20 million in establishing the sports facilities in First Square.
The state-of-the-art sports arena administered by ISA, which will be First Square’s anchor tenant, presents Olympic-sized facilities designed to accommodate 5,000 people in a 100,000 sq. ft. floor area. This iconic venue is designed for international tournaments as explained by Dato Jack Koh, the owner of ISA and also one of the key people behind the Malaysia Purple League operation which encourages and builds budding talents in badminton, through tournaments across the country.
ISA will be the largest sports arena in Ipoh, located within First Square. According to Dato Jack Koh, ISA will also be Malaysia’s first Sports Arena Badminton Stadium that will be the first sports arena of Kinta Valley and the only indoor stadium in the northern region that has the facilities to house any upcoming international tournaments and guidance for young talents.
Aside from an upcoming 5-Star Hotel with a swimming pool of Olympic size, which can sit up to 250 banquet spaces, First Square is designed to cater for a variety of needs. The sports arena will house sports facilities, a gym and other F&B outlets, leisure and retail shops all within First Square, offering 250 car parks in a shop office development.
Investment & Units
Targeted at investors and entrepreneurs, First Square’s shop office units are priced from RM980,000 and above. Each unit, expected to be launched in July 2016 and scheduled for completion in December 2017, is designed for shop offices and retail units.
